Follow-up to continuance request granted at the 12/8/11 hearing:
Setback Variance: As part of a proposal for new construction on a property that currently has an
existing non-standard residence, the applicant is requesting a variance to the side yard setback
from a street (where the adjacent property fronts upon that street). The resulting side yard
setback from a street will be 12’-6” where 25’-0” is required, and where approximately 16’-0”
exists. Section of the Land Use Regulations to be modified: Section 9-7-1, BRC 1981.

Setback Variance: As part of a proposal to construct an addition to an existing single family
residence, the applicant is requesting a variance to the rear yard setback requirements of the RL-
1 zoning district. The resulting rear yard setback will be approximately 15’-0” for the portion of
the proposed addition that is above grade, where 25'-0" is required. Similarly, the distance of
the below grade portion of the proposed addition, to the rear property line, will be 12’-0".
