  • Consideration of Annexation and Initial Zoning, Site Review and Preliminary Plat applications LUR2006-00105 and LUR2007-00032, Harper Hollow. The proposal is to annex a 432,681 square foot (9.93 acre) Boulder County property located at 3015 Kalmia Avenue into the City of Boulder with Flex District zoning per Subsection 9-5-2(c)(7), B.R.C. 1981, consistent with the Boulder Valley Comprehensive Plan (BVCP) Low Density Residential land use designation for the site. The development proposal includes a total of 57 dwelling units (namely 31 single-family, 14 duplex units, and 12 fourplex units), which includes an existing house proposed for landmarking. The dwellings would be served by a new north-south street with additional street connections to the developing Northfield Commons project to the east. Modifications to setbacks and a waiver to lot frontage standards are also requested.
